Jay Siano

Founder + CEO

Jay Siano is a visionary entrepreneur, commercial real estate strategist, and wellness industry leader based in New York. With over two decades of experience, he has played a transformative role in the growth and evolution of some of the world’s most iconic brands. From industry giants like Chipotle and Starbucks to cutting-edge wellness concepts such as Orangetheory Fitness, [ solidcore], Y7, European Wax Center, Massage Envy, Equinox/Blink Fitness, Barry’s, Sweat440, SWTHZ and Pura Vida, Jay’s strategic insights and brand expertise have been pivotal in shaping their trajectories.

In 2010, following a decade of success in commercial real estate, Jay co-founded SABRE Real Estate Advisors—a groundbreaking location intelligence and advisory firm. Under his leadership, SABRE quickly rose to national prominence, recognized for its forward-thinking approach and innovative integration of consumer behavior insights with creative strategy. Jay’s hallmark lies in his ability to fuse bold vision with meticulous execution, positioning him as a thought leader at the intersection of real estate, branding, and wellness.

A passionate communicator and lifelong learner, Jay is also a respected podcaster and wellness advocate, frequently sharing his expertise on brand building, business development, and personal performance with a loyal and engaged audience.

Ken Breslin

Founder + Partner

Ken Breslin started working with his father Wilbur Breslin, at Breslin Realty Development Corporation right out of college in 1986. Since then, he has been admitted to the bar in the states of New York and New Jersey, and is often referred to as the pioneer of the industry due to the precedent he has set through his exemplary real estate transactions. Breslin Realty was often referred to as “Breslin University,” having produced some of the industry’s most influential real estate minds in the business today. In March 2011 Ken dissolved his brokerage company Breslin Realty Inc. to form SABRE Real Estate Group with Jay Siano of CB Richard Ellis. Both deemed it the right time to start an innovative company built on problem-solving and ambition that would elevate the retail real estate industry.

Justin Korinis

President, Retail Leasing

Throughout nearly two decades in commercial real estate, Justin Korinis has built a reputation for delivering measurable results for clients and partners. As President of SABRE, he leads the firm’s NY Metro and national brokerage operations. Having completed hundreds of transactions across retail, mixed-use, and single-tenant/ground-lease assets, Justin focuses on site selection, leasing strategy, and portfolio optimization for both property owners and brick-and-mortar brands. He is recognized as a thought leader for his work in both brand expansion and placemaking, achieving increased traffic, stabilized occupancy, and long-term value. Justin is an active member of ICSC. He lives in New Jersey with his wife, Krista, and their children, Nixon and Emerson.

douglas jerum

Douglas Jerum

Principal, National Advisory

Douglas Jerum is a principal at SABRE and the leader of the company’s National Advisory practice. He has nearly 30 years of retail real estate experience, 23 of those as a partner in Ferrara Jerum International. Highlights of his career include opening over 175 units for Starbucks Coffee Company and more than 55 Wal-Mart Supercenters, SAMS Clubs, and Walmart Neighborhood Markets in various markets around the country. He also led Ferrara Jerum to over $1B of transaction volume and a successful sale of the company. Douglas has focused SABRE’s national advisory business on health and wellness, fitness, medical retail, and hospitality brands, the types of brands the SABRE team identifies with. He believes people do their best when working with companies they care about and promotes the tenets of intellectual honesty, analytical precision, attention to detail, and polite persistence as keys to success.

Jay Galluzzo

Partner, SABRE Business Consulting

Jay Galluzzo is a seasoned entrepreneur and strategic advisor with a proven track record of launching, scaling, and advising top names in health, wellness, and lifestyle. As co-head of the Strategic Partnership division, he brings a powerful blend of founder grit, investor discipline, and boardroom strategy to help brands grow with intention. Best known as the Co-Founder and former CEO of Flywheel Sports, Jay helped pioneer the boutique fitness space and scale the brand nationally. He later served a Partner at North Castle Partners, where he led investments in high-growth, founder-led companies in the health, wellness and recreation sector. A board member for brands like Barry’s and Windham Mountain, Jay offers clients deep insight across the full business lifecycle—from startup to exit. At SABRE, he works side-by-side with leadership teams, delivering hands-on guidance in growth strategy, financial modeling, operational design, and expansion planning. In addition to his role at SABRE, Jay is the Founder of Cave Mountain Partners, an investing and operating platform focused on community-driven, experiential brands.

Tom Jacobson

Principal, SABRE Business Consulting

Tom Jacobson is a business strategist and entrepreneur with a proven track record of scaling fitness and wellness brands, optimizing operations, and driving revenue growth. As the only [ solidcore] franchisee in the U.S., he led its expansion, overseeing operations, growth strategy, and financial management. Following his successful exit in 2021, Tom played a vital role in [ solidcore]’s national corporate expansion. Now, he leverages his deep industry expertise and passion for fitness, wellness, and longevity to consult for fitness and retail businesses, delivering scalable solutions that drive long-term success. Tom lives in Minneapolis with his wife Alyssa, and their three daughters, Claire, Emmy, and Lucy.

Jimmy Aug

Executive Vice President

Jimmy Aug joined SABRE as principal to lead the growing New Jersey division, bringing 30 years of retail real estate experience, 20 of those in New Jersey. He most recently was a senior vice president at the CB Richard Ellis New Jersey Retail Services Group. During his 20 years in New Jersey, Jimmy was responsible for the northern New Jersey rollout of such retailers as Circuit City, Sears Hardware, Sears Auto, and The Great Indoors. Prior to establishing his own firm, he was a salesperson, broker, and CEO of Garrick-Aug Store Leasing Inc., which was sold in 2005 to an investment company. He graduated from The University of Vermont with a degree in finance and is a lifelong Manhattanite. His passions include playing all sports, bonding with friends, and spending his summers on Fire Island with his wife Lise, and their two children, Anika and Kieran.

Gina Baxter

Chief Operating Officer

Gina Baxter is the Chief Operating Officer of SABRE Real Estate Advisors, where she leads company-wide operations, brand strategy, and organizational growth initiatives. Since joining SABRE in 2011, Gina has played an integral role in transforming the firm from a regional brokerage into a nationally recognized, full-service advisory platform spanning tenant representation, landlord leasing, national advisory, and business consulting. As COO, Gina oversees the firm’s operational infrastructure, financial performance, and strategic partnerships—ensuring the systems, processes, and teams are aligned to drive scalability and success. She is passionate about marketing, innovation, and the evolving intersection of retail, wellness, and experiential real estate. Under her leadership, SABRE has expanded its digital presence and brand influence across the country through best-in-class marketing, social media strategy, and technology integration. Gina began her career in retail real estate with Starbucks Coffee Company, where she interned in the New Store Development division and discovered her passion for the business of brand growth and site strategy. Prior to joining SABRE, she worked at CBRE, supporting the Long Island and Outer Boroughs retail teams as a Retail Marketing Coordinator. She holds a bachelor’s degree in Communication from the University of Connecticut and a certification in Digital and Social Media Marketing from Hofstra University.

Kendra Beavis

Director of Marketing

Kendra Beavis is the Founder, and CEO of the brand strategy studio, MOKA Creative. Over the last 20 years, she has been celebrated as a master artisan, working on an intimate scale with her clients and crafting unique brands with great care and ingenuity. She believes that the flip side of great design is thoughtful strategy. With this core belief in mind, Kendra has developed and elevated countless fitness, retail, and financial brands and won multiple industry awards, most recently for her brand and website development with [ solidcore]. Her favorite project to date has been raising her two children on Long Island, supported by the tireless efforts of her tech-savvy husband.

Christina Kessinger

Director of Operations

Christina Kessinger joined SABRE in 2018. She works with the marketing team to create materials for a variety of clients and as executive assistant to SABRE founder and CEO, Jay Siano. She received her Bachelor of Science in Communication with a minor in English from Farmingdale State College. When she’s not at work Christina enjoys going to the gym, traveling with her fiancé Chris, and spending time with their dog Athena.

Stu Fagen

Executive Vice President, Managing Principal SBX

Stu Fagen is a commercial real estate professional with more than 30 years of experience in the retail sector, specializing in shopping center investment advisory, acquisitions, dispositions, leasing, and value creation. Throughout his career, Stu has advised investors, owners, and developers on retail real estate transactions while leveraging decades of hands-on leasing and development experience. Stu's extensive shopping center leasing background provides a valuable perspective when evaluating investments. He understands how tenant mix and curating, lease economics, market rents, vacancy, and merchandising affect NOI and asset value, allowing him to identify opportunities to enhance performance through leasing, repositioning, and redevelopment. Throughout his career, Stu has been involved in retail investment transactions ranging from value-add opportunities to shopping center acquisitions exceeding $100 million in aggregate. His experience includes acquisitions and dispositions, property assemblages, joint ventures, entitlements, redevelopment, and ground-up development. Complementing his investment advisory work, Stu has represented landlords, and retailers ranging from local businesses to major national brands, including Walmart, AutoZone, Verizon, AT&T, and Starbucks. This combination of investment, leasing, and development expertise enables him to evaluate retail properties from both an investment and operating perspective. Selected Investment Advisory & Principal Transactions Lake Grove, NY — Represented the buyer of a 161,408 sf shopping center for $20 million and the subsequent sale after a two-year hold for approximately $31.5 million. Hampton Bays, NY — Advised a contract vendee on the acquisition of a 81,000 sf $13.5 million shopping center and introduced a joint venture partner to facilitate the transaction. Greenvale, NY — Advised on the acquisition of a 10,897 sf shopping center for approximately $4.5 million and its sale one year later for $5.65 million. Riverhead, NY — Contracted to acquire a 108,000 square-foot shopping center and subsequently assigned the opportunity, generating approximately $600,000 in profit within six months. Oceanside, NY — Assembled three parcels, and developed a 32,154 sf Wild by Nature and a 12,700 sf Walgreens, which was sold upon completion at a profit of more than 30%. Medford, NY — Acquired and redeveloped a former IHOP into an approximately 5,775 sf retail center anchored by Starbucks and Verizon, subsequently selling the property at a profit of more than 25%. Huntington, NY — Acquired a vacant former gas station, secured approvals for an approximately 4.650 sf retail development, and sold the entitled property for approximately $900,000 in profit in less than two years. Stu continues to focus on shopping center investment advisory and leasing, helping owners and investors identify opportunities, evaluate acquisitions, position assets for sale, and implement strategies designed to maximize value.

Dylan Cane

Dylan Cane is the Vice President of Real Estate at SABRE, specializing in national tenant representation and strategic expansion for emerging food & beverage and health & wellness brands. He partners closely with leadership teams, franchisees, and brokers to identify prime locations and execute tailored growth strategies. With a data-driven and collaborative approach, Dylan ensures every site aligns with brand goals, leveraging market insights and strong negotiation skills to deliver optimal outcomes. His client portfolio includes [ solidcore], Prime IV, Toastique, Squeeze Massage, Zunzibar, Body20, Ever/Body, Chop Barbershop, Yonutz, Volofit, Wendy’s, Zazzy’s Pizza, Davidovich Bakery, and Ama Raw Bar. A South Florida native and Penn State economics graduate, Dylan began his real estate career in NYC with Tower Brokerage. At SABRE, he helps drive brand growth through expert real estate services and strategic advisory.

Billy Diakakis

Senior Vice President

Billy Diakakis joined SABRE in 2018 as an associate and quickly made his mark, earning the Rookie of the Year award that same year. Now serving as Vice President, Billy specializes in retail leasing, representing both tenants and landlords, throughout the tri-state area with a focus on Long Island. With a background in building management and a bachelor’s degree in Biology from Binghamton University, Billy brings a unique, hands-on perspective to every project. Over the years, he’s built lasting relationships with clients across the Food, Fitness, Medical, and Health & Wellness industries — helping brands like Chopt, Cold Stone Creamery, F45, Amazing Lash Studio, CityMD, and Metro Physical Therapy secure ideal Long Island locations. Outside of work, Billy loves spending time with his wife and two children — whether it’s a family trip to Disney, a day on the slopes, or a sunny afternoon at the beach.

Jenny Casto

Social Media

Jenny Casto spent the first chapter of her career teaching across fitness modalities, including a run at SoulCycle, and currently teaches for The Class, before realizing the thing that actually obsessed her wasn't the workout. It was how a room feels the second someone walks into it. That instinct now shapes everything she does: graphic design, production, retreat coordination and creative consulting for wellness entrepreneurs, built through her studio, Rose Studios. She still loves teaching movement and fitness hospitality, and shares that side of her work through social media. For Jenny, hospitality was never about the class itself. It was about making people feel hosted the second they walked in, and never quite able to explain why. Off the clock, she's a self proclaimed music nerd who never needs much convincing to catch a live show, and someone who will always make room in her day for a good almond milk cappuccino. Jenny is based in New York, alongside her frenchie, Stanley.

Andrew Giovinco

Associate

Andrew Giovinco brings a disciplined, entrepreneurial approach to the commercial real estate industry. A former collegiate lacrosse player and current coach, he has built his professional foundation on leadership, integrity, and a strong commitment to growth. With experience in both business and athletics, Andrew approaches each client relationship with focus, drive, and a deep appreciation for long-term value. He is dedicated to delivering results through hard work, strategic thinking, and strong communication. Andrew resides in Northport, New York, and enjoys spending time with family and friends. He remains actively involved in the lacrosse community and is passionate about coaching and mentoring the next generation of players.

Casey Mancuso-Goldstein

Director

Casey Mancuso is the Director of National Real Estate at SABRE, based in South Florida. She began her career in New York City nearly a decade ago in net lease investment sales before transitioning into national tenant representation. Since then, Casey has partnered with brands across the country to design and execute real estate expansion strategies—from market planning through site selection and deal execution. Some of her clients include [ solidcore], Sweathouz, Chopt, Sweat440, Long Island Bagel Cafe, Body Hot Pilates, Celis, Squeeze (from the founders of Drybar), SculptHouse, Snap Fitness, Barry’s Bootcamp Casey graduated cum laude from Florida State University’s top-ranked Real Estate program and brings hands-on experience executing deals across both the New York and Florida markets. Known for her organized, analytical approach, she’s a trusted partner to growth-focused brands—and a key part of the SABRE team.

Kristine Hughes

Social Media Specialist

Kristine Hughes has been in the social media marketing field since before social media marketing was a thing. With a degree in English and Journalism from the State University of Albany (Go Danes!), she jumped headfirst into the marketing field, assisting real estate brokers with all sorts of marketing tasks. Shortly after, she decided to change careers and pursue a master’s degree in Education and soon found herself a middle/high school English teacher! Teaching was always a passion but due to a crumbling economy at the time, she had to make other plans. She took a job at a law firm, working in their marketing department, where she taught herself everything there was to know about social media and marketing. She also learned how to create a podcast from scratch, helped others with blogging and personal branding, and soon realized she wanted to help other businesses with their social media presence. She now gets to combine her love for social media, education, and marketing and assist others in achieving their dreams. Watching small businesses grow from 0 to hundreds (if not thousands) of engaged followers that turn into clients makes her heart smile!

Sean Young

Vice President

Sean Young started his commercial real estate career with SABRE in 2016. He focuses on national tenant expansion in all 50 states for various emerging upscale brands in the health & wellness sector. Sean works with tenants to develop in-depth expansion strategies in the top trade areas of the United States using demographic, psychographic, and mobile data. He also helps tenants achieve favorable economics with attractive deal structures to minimize capital expenditure and liability. Some of the brands Sean represents nationally include [ solidcore], Squeeze Massage, Ever/Body, Ambition, Volofit, Y7 Studio, Brightside Yoga, FAST, XPT, Ambition, TruFusion, and Zenergy Cycling. He received a bachelor’s in Economics as well as a minor in Business & Informatics from University at Albany.  Sean lives on Long Island where he was born and raised.

Nicole Lutfi

Transaction Manager

Nicole Lutfi brings more than 15 years of experience managing tenant-side real estate transactions and corporate real estate initiatives across large, multi-site portfolios. Nicole has extensive experience managing high-volume transactions, including new leases, renewals, expansions, and dispositions while coordinating closely with brokers, landlords, legal teams, and stakeholders to ensure seamless deal execution. She specializes in lease negotiations, financial analysis, due diligence, and transaction execution, helping organizations make strategic real estate decisions while optimizing costs and minimizing risk. Prior to joining SABRE, Nicole held corporate real estate leadership roles where she managed national portfolios and supported complex real estate strategies across hundreds of locations. Her work included guiding transactions from initial market analysis and site selection through lease negotiation and final execution, as well as partnering with project management and construction teams to align real estate decisions with broader business goals. Nicole holds a Bachelor of Fine Arts from the New York School of Interior Design and an Associate of Arts from Nassau Community College.

Brian Mazza

Director of Brand Partnerships

Brian is an entrepreneur based out of New York whose primary passion has always been creating. He has developed deep industry knowledge of the verticals SABRE is involved in, and as Director of Brand Partnerships, oversees new business, client partnerships, and their successful growth strategies. Over the course of his career, Brian has brought some of NYC’s strongest brands to life, including Windsor Custom, a men’s clothing company,‍ and his latest venture HPLT: High-Performance Lifestyle Training, which focuses on bringing out the best in every individual. From a young age he has always been a highly competitive athlete, and that drive got him a scholarship to play Division 1 Soccer at The University of Rhode Island. In 2017 and 2019, Brian was on the cover of Men’s Health and has been featured in Men’s Fitness, GQ, Esquire, The New York Times, The Wall Street Journal, Fox 5, Cheddar, Channel 11, HLN, The Steve Harvey Show, and is a frequent contributor on various Food Network shows. Brian is a proud father to his two boys Leo and Luke, and husband to CNN correspondent Chloe Melas Mazza.

Albert Ramos

Albert Ramos Jr. is the Founder and Managing Member of STRATEGO (StrategoIntel.com) and CEO of Valisights (Valisights.com). April Medrano

April Medrano is a fitness industry executive and entrepreneur with a proven track record of scaling fitness brands, building coach development and member experience systems, and driving retention-driven revenue growth. She has worked with brands such as STRIDE Fitness, Xponential Fitness, and Orangetheory Fitness, building the systems that turn growth into lasting member retention. Now, she leverages her 20+ years of industry expertise and passion for fitness, coaching, and operational excellence to consult for fitness and wellness businesses, delivering practical, results-driven solutions that drive long-term success. April lives in the Chicagoland area with her husband, Nick, and their three daughters.

Danielle McCoy

Danielle McCoy has dedicated her career to helping entrepreneurs, business owners, investors, and commercial property owners to both start and continue to grow their ventures. With over a decade of experience, she emphasizes that successful properties are built through strategic leasing, the right tenant mix, and strong market positioning. Representing both tenants and landlords, Danielle partners with property owners to maximize asset value by curating complementary tenant mixes that create thriving shopping centers and long-term success. Known for her client-first approach, she provides thoughtful market insight, clear communication, and results.

Sean Pyle

Senior Vice President

A member of the SABRE team since 2016, Sean Pyle is all about helping tenants and landlords in the tri-state area, with a focus on New Jersey and Westchester County, NY. He has worked with a ton of awesome brands like Uncle Julio's, Skechers, and Coffee Bean & Tea Leaf to develop and implement their expansion strategies. He's a pro at placemaking and leasing retail spaces in mixed-use developments like Bell Works in Holmdel, NJ, and Bell Works Chicagoland in Hoffman Estates, IL. When he's not working, Sean likes hanging out at the beach, going to Yankee games, and snowboarding. He's also a big fan of trying out new workout concepts and going out to eat with friends and family.

Tori Reina

Support Systems Manager

Tori Reina is an integral part of the Support Team, whose primary responsibility is building and maintaining SABRE’s deal and transaction database. After obtaining her bachelor’s degree in Psychology in 2013, she began a career in Human Resources.  She found her home at SABRE in 2019 while looking for a transition out of the typical corporate environment.  Tori is expecting her first baby, and loves to spend her downtime at home with her husband – trying out any new recipe she can get her hands on!

Meagan Robar

Social Media Specialist

With a spark of ingenuity and a knack for compelling storytelling, Meagan Robar, SABRE's Social Media Specialist, is ready to make a splash in the digital universe. Armed with nearly a decade of integrated marketing experience and a mastery of strategic partnerships, Meagan's stories are the kind that engage, inspire, and sell. Her approach? A unique blend of creativity, team culture mastery, and community leadership. She's a bit like a digital alchemist, turning ordinary brand narratives into extraordinary tales that resonate with audiences far and wide.

Once she logs off, Meagan’s spotlight never dims. She's a seasoned performer with a decade spent Off-Broadway in NYC and numerous roles in film and TV projects. Dina Santarelli

Senior Vice President

After graduating from Long Island University with an MBA in Management, Dina Santarelli worked at Mikasa for 10 years in their Real Estate Department. She was responsible for site selection to grow their real estate portfolio throughout the United States and Canada. This career path gave her the tools, insight, and experience to become a retail broker in the next chapter of her professional life. Dina enjoys working on both the landlord and tenant sides as well as working on development deals. She is truly passionate about real estate on all levels, from understanding a client’s needs to researching new concepts and exploring new markets. She was born and raised in Bergen County and is a hardcore foodie. She loves cooking, Whole Foods, eating out, and trying new places. Dina is engaged and living in Franklin Lakes.

Tony Santarelli

Associate

Born and raised in Montvale, New Jersey, Tony Santarelli became interested in real estate because of his father, who built his portfolio of 184 locations in Outlet Centers across the country. After graduating from college, Tony went to work for a tabletop company as a Salesperson for both boutique independent shops and larger retailers such as Macy’s and Bed Bath and Beyond. After working in sales, Tony got into the quick-service restaurant industry and learned more about the specifics of site selection and the qualities of great real estate. The ever-changing real estate landscape is what drove Tony to pursue a career in commercial real estate, and he is currently a quick-service developer of two of the largest quick-serve brands in the United States.  He resides in Upper Saddle River, NJ with his wife Shelley, and two kids Ava and Aiden. Tony’s interests include reading, tennis, coaching his son’s baseball team, and anything fitness related. He is also passionate about the environment and helping former Armed Forces members.

Etan Tammam

Director

Etan's real estate journey began as a principal managing and leasing his family’s portfolio, which included single-family, multifamily, and commercial assets across Northern New Jersey. Through those early years of hands-on ownership, Etan developed a strong understanding of what drives value from both the landlord and tenant perspectives. Etan joined SABRE in 2024, where he now specializes in retail sales, leasing, and development throughout New Jersey and the greater tri-state area. Throughout his career, Etan has worked with a diverse client mix ranging from local entrepreneurs and franchise operators to national brands such as Tech Mahindra, New York Life, Albertsons, Take 5, Barrio Burrito Bar, The Red Chickz, and ModWash. When he’s not touring properties or structuring deals, you’ll likely find him golfing, playing soccer, or spending quality time with his wife, Marissa, and their two children, Hunter and Peyton.

Kim Walton

Accounting Manager

Kim Walton became a part of the SABRE team in November 2017. An account manager at Ripco for 18 years, she brings her knowledge and experience to SABRE as the team’s accounting and database manager. Kim is hardworking and determined, which allows her to accomplish many things. In addition to obtaining her real estate license, she received her bachelor’s degree in Accounting from SUNY Old Westbury and her master’s degree in Criminal Justice from John Jay College.
