Stu Fagen is a commercial real estate professional with more than 30 years of experience in the retail sector, specializing in shopping center investment advisory, acquisitions, dispositions, leasing, and value creation. Throughout his career, Stu has advised investors, owners, and developers on retail real estate transactions while leveraging decades of hands-on leasing and development experience. Stu's extensive shopping center leasing background provides a valuable perspective when evaluating investments. Complementing his investment advisory work, Stu has represented landlords, and retailers ranging from local businesses to major national brands, including Walmart, AutoZone, Verizon, AT&T, and Starbucks. Selected Investment Advisory & Principal Transactions Lake Grove, NY — Represented the buyer of a 161,408 sf shopping center for $20 million and the subsequent sale after a two-year hold for approximately $31.5 million. Hampton Bays, NY — Advised a contract vendee on the acquisition of a 81,000 sf $13.5 million shopping center and introduced a joint venture partner to facilitate the transaction. Greenvale, NY — Advised on the acquisition of a 10,897 sf shopping center for approximately $4.5 million and its sale one year later for $5.65 million. Riverhead, NY — Contracted to acquire a 108,000 square-foot shopping center and subsequently assigned the opportunity, generating approximately $600,000 in profit within six months. Oceanside, NY — Assembled three parcels, and developed a 32,154 sf Wild by Nature and a 12,700 sf Walgreens, which was sold upon completion at a profit of more than 30%. Medford, NY — Acquired and redeveloped a former IHOP into an approximately 5,775 sf retail center anchored by Starbucks and Verizon, subsequently selling the property at a profit of more than 25%. Huntington, NY — Acquired a vacant former gas station, secured approvals for an approximately 4.650 sf retail development, and sold the entitled property for approximately $900,000 in profit in less than two years.
