Jay Siano is a New York-based entrepreneur, commercial real estate and wellness executive who has been instrumental in advising and scaling some of the most successful brands in the world (Chipotle, Starbucks, Orangetheory Fitness, Massage Envy, European Wax Center to name a few). In 2010, Mr. Siano co-founded SABRE Real Estate Advisors, which quickly became one of the country’s most influential location based real estate advisory firms. Through his 22 year career, Mr. Siano has established a proven track record of combining his obsession of consumer behavior and sharp creative direction for elevating unique brands with strategies that balance high velocity with surgical execution. Mr. Siano resides in New York with his wife Danielle and their sons Jax and Jase.
In 1986, right out of college, Ken Breslin started working with his father Wilbur Breslin at Breslin Realty Development Corporation. Since then he has been admitted to the bar in the states of New York and New Jersey and is often referred to as the pioneer of the industry due to the precedent he has set through his exemplary real estate transactions. Breslin Realty was often referred to as “Breslin University” having produced some of the industry’s most influential real estate minds in the business today. In March 2011 Ken Breslin dissolved his brokerage company Breslin Realty Inc. to form SABRE Real Estate Group with Jayson Siano of CB Richard Ellis. For Mr. Breslin and Mr. Siano it seemed to be perfect timing to start a company that would regenerate the retail real estate industry.
Douglas Jerum is a principal at SABRE and the leader of the company’s National Advisory practice. Mr. Jerum has nearly 30 years of retail real estate experience, 23 of those as a partner in Ferrara Jerum International. Highlights of his career include opening over 175 units for Starbucks Coffee Company and more than 55 Wal-Mart Super centers, SAMS Clubs and Walmart Neighborhood Markets in various markets around the country. He also led Ferrara Jerum to over $1B of transaction volume and a successful sale of the company.
James Aug joined SABRE as principal to lead the growing New Jersey division. Aug has 30 years of retail real estate experience, including 20 years in New Jersey. He most recently was a senior vice president at the CB Richard Ellis New Jersey Retail Services Group. During his 20 years in New Jersey, Aug was responsible for the northern New Jersey rollout of such retailers as Circuit City, Sears Hardware, Sears Auto, and The Great Indoors. Prior to establishing his own firm, Aug was a salesperson, broker, and CEO of Garrick-Aug Store Leasing Inc., which was sold in 2005 to an investment company. Aug is a graduate of The University of Vermont (Finance) and a lifelong Manhattanite. His passions include playing all sports, bonding with friends, and his summers in Fire Island with his wife Lise and their two children, Anika and Kieran.
Christina joined SABRE in 2018. She works with the marketing team to create materials for a variety of clients and as executive assistant to SABRE founder and CEO, Jay Siano. Christina received her Bachelors of Science in Communications and minor in English from Farmingdale State College. When she’s not at work Christina enjoys going to the gym, traveling with her fiancé Chris, and spending time with their dog Athena.
Gina Baxter is the Chief Operating Officer at SABRE Real Estate Advisors where she handles everything from brand development to strategic initiatives. She is always researching ways to help grow brand awareness in the consumer centric real estate world. As COO, Gina ensures the company has effective operational and financial procedures in place to thrive every day. With a passion for marketing, Gina focuses heavily on digital and social media strategies for SABRE Real Estate Advisors. Gina first fell in love with real estate when she interned at Starbucks Coffee Company in their new store development office. As an intern, she began to learn the intricacies of retail leasing and developed a strong interest in the industry. Prior to joining SABRE in 2011, she was the Retail Marketing Coordinator for the Long Island and Outer Boroughs retail teams at CBRE. Gina earned her Bachelor’s Degree in Communications at the University of Connecticut. She also has a digital media and social media certification from Hofstra University. She is on the committee for Kids for Kids Foundation which is a community of friends, families, and colleagues raising money for organizations that support children and families struggling with pediatric cancer.
Kendra Beavis is Founder, and CEO of the brand strategy studio, MOKA Creative. Over the last 20 years, she has been celebrated as a master artisan, working on an intimate scale with her clients, and crafting unique brands with great care and ingenuity. She believes that the flip side of great design is thoughtful strategy. With this core belief in mind, she has developed and elevated over 54 brands in the fitness, retail and financial industries and won multiple industry awards, most recently for her brand and website development with solidcore. Her favorite project to date has been raising her two children on Long Island, supported by the tireless efforts of her tech-savvy husband.
Eden Blair is a seasoned operations and marketing expert with over 15 years of experience building business partnerships, managing start-up projects, and leading cross-functional teams. Most recently, Eden has worked as the Director of Marketing for Redemption Fitness in Las Vegas, where she directed all aspects of brand development, marketing, customer experience, and social media. She has also worked with TruFusion as an Operations Manager, where she oversaw studio openings, created training programs, managed marketing activities, and successfully designed operational systems. Prior to these roles, Eden has worked in operations management and business development in several other sectors, giving her a wide breadth of knowledge in developing and implementing successful organizational processes. Eden attended an accelerated program at Moore College of Art and enjoys using her creativity to provide innovative, customer-centric solutions. Eden currently resides in Pittsburgh, PA, where she maintains an active lifestyle. She has a fondness for yoga and Pilates, as well as skiing and rowing crew. She also enjoys traveling and seeks out new art museums and exhibits wherever she goes.
Deanna is currently living in Queens and joined SABRE in 2016 as a Marketing Associate. She primarily focuses on creating marketing material for a variety of clients as well as managing social media and analyzing what works best for the SABRE brand. Previously, Deanna worked as an Assistant Manager at a Brooklyn real estate firm. She holds a Bachelor’s degree in Communication Arts from St. John’s University. In her spare time she enjoys designing marketing material for local businesses and spending time with family and friends.

Billy joined SABRE as an associate in January 2018 and has been awarded the 2018 SABRE Rookie of The Year. Currently Billy is focusing on retail leasing in the Nassau County and Suffolk County Markets—both tenant and landlord representation. Billy graduated with his Bachelors in Biology from Binghamton University and then worked in building management for 5 years. Billy began his real estate career at SABRE and typically works with Fitness, Medical, Entertainment, and Beauty clients. He’s recently closed deals with Mineola Fit Body Boot Camp, Massapequa Amazing Lash Studio, Baldwin American Thrift, and Manhasset Medmen. Prior to working with SABRE Billy helped manage a large luxury Co-op building on the Upper West Side in Manhattan. Billy likes to take advantage of his weekends; in the winter you can always find him snowboarding, and in the summer you can find him at the beach!
Stu Fagen has over 30 years of experience in the real estate industry, he has established himself as a seasoned professional with a diverse background in landlord and tenant representation, ground-up development, and investment sales. Throughout his career, he has had the privilege of advising businesses of all sizes, from mom-and-pop retailers to some of the largest corporations in the world such as Walmart, AutoZone, Verizon, AT&T, Starbucks, and more. While Stu splits his time between New York and Florida, his passion for sports remains constant. As an avid NCAA fan, He has a particular focus on college basketball and football, especially when it comes to his beloved Miami Hurricanes. In addition, he is a loyal supporter of the Mets, Giants, Nets, and Islanders. As the managing principal of SBX (Sabre business exchange), Stu is excited to offer a new dimension to our services. Our company specializes in business brokerage, mergers and acquisitions, connecting motivated sellers with ready, willing, and able buyers. Kristine Hughes has been in the social media marketing field before social media marketing was a thing. With a degree in English and Journalism from the State University of Albany (Go Danes!), she jumped headfirst into the marketing field, assisting real estate brokers with all sorts of marketing tasks. Shortly after, she decided to change careers and pursue a Master’s Degree in Education. She soon found herself a middle/high school English teacher! Teaching was always a passion, but due to a crumbling economy at the time, she had to make other plans. She took a job at a law firm, working in their marketing department, where she taught herself everything there was to know about social media and marketing. She also learned how to create a podcast from scratch, helped others with blogging and personal branding, and soon realized she wanted to help other businesses with their social media presence. Currently, she gets to combine her love for social media, education, and marketing and assist others in achieving their dreams. Watching small businesses grow from 0 followers to hundreds (if not thousands) of engaged followers that turn into clients makes her heart smile!
Tori is an integral part of the Support Team, whose primary responsibility is building and maintaining SABRE’s deal and transaction database. After obtaining her Bachelor’s Degree in Psychology in 2013, Tori began a career in Human Resources. She found her home at SABRE in 2019 while looking for a transition out of the typical corporate environment. Tori is recently married, and loves to spend her downtime at home with her husband – trying out any new recipe she can get her hands on!
Meet Casey Mancuso, a Senior Associate at SABRE who loves helping emerging retail brands make informed decisions about their expansion goals. She's a pro at connecting with the retail, hospitality, and wellness worlds and works closely with industry veterans Doug Jerum and Jayson Siano. Before joining SABRE, Casey was the Assistant Director of Retail Properties for Penn-Florida Companies and worked on some amazing projects, like bringing the first five-star hotel brand to Boca Raton. She's also a grad of Florida State University's top-ranked real estate program and has lots of experience in both New York and Florida. Casey is an organized and analytical pro, and we're thrilled to have her on the SABRE team.
Brittany joined SABRE’s Digital Media and Marketing team in 2018. Brittany received her Bachelors of Fine Arts in Film and Video from Five Towns College. Brittany focuses the majority of her time at work creating the weekly SABRE Vlog episodes along with other photo/video content. She is a talented videographer and editor and has been working closely with the team to elevate SABRE’s social and digital presence.
Meet Sean, a member of the SABRE team since 2016. He's all about helping tenants and landlords in the tri-state area, with a focus on New Jersey and Westchester County, NY. Sean has worked with a ton of awesome brands like Uncle Julio's, Skechers, and Coffee Bean & Tea Leaf to develop and implement their expansion strategies. He's also a pro at placemaking and leasing retail spaces in mixed-use developments like Bell Works in Holmdel, NJ and Bell Works Chicagoland in Hoffman Estates, IL. When he's not working, you can find Sean hanging out at the beach, at a Yankee game, or snowboarding down a mountain. He's also a big fan of trying out new workout concepts and going out to eat with friends and family.
After graduating from Long Island University with an MBA in Management, Dina worked at Mikasa for 10 years in their Real Estate Department. She was responsible for site selection to grow their real estate portfolio throughout the United States and Canada. This career path gave her the tools, insight, and experience to become a retail broker in the next chapter of her professional life. Dina enjoys working on both the landlord and tenant side as well as working on development deals. She is truly passionate about real estate on all levels: understanding a client’s needs, researching new concepts, and exploring new markets. She was born and raised in Bergen County. She’s a hard core foodie; she loves cooking, Whole Foods, eating out, and trying new places. As a dog lover she has a 13 year old Maltese named Stella. Sedona, Arizona is her happy place!
Born and raised in Montvale, New Jersey. Tony Santarelli was always interested in real estate since his father worked in building his portfolio of 184 locations in Outlet Centers across the country. After graduating college, Tony went to work for a tabletop company in which he served as a Salesperson for boutique independent shops and for larger retailers such as Macy’s and Bed, Bath, and Beyond. After sales Tony got into the Quick Service Restaurant industry and learned more about the specifics regarding site selection and the qualities of great real estate. The ever-changing real estate landscape is what drove Tony to pursue Commercial Real Estate Tony resides in Upper Saddle River, NJ with his wife Shelley and two kids Ava and Aiden. Tony’s interests include reading, tennis, coaching his son’s baseball team, and anything fitness related. Tony is also passionate about the environment and helping former Armed Forces members. Anthony is currently a quick service developer of two of the largest quick serve brands in the United States.
Rian comes to SABRE with over ten years’ experience in operations and accounting. Prior to joining the real estate industry, Rian assisted in the running of her family’s business where she oversaw all facets of daily operations for more than 300 clients, coordinating departments, implementing software programs, and streamlining processes to maximize productivity. She has gained most of her extensive experience as a Transaction Coordinator working with a real estate investment company in Boca Raton, FL where she facilitated communication on over 50 transactions annually. Rian recently moved back from Boca Raton, FL. to Long Beach, NY, where she grew up.
Kim became a part of the SABRE team in November 2017. Previously an account manager at Ripco for 18 years, Kim brings her knowledge and experience to SABRE as the teams’ accounting and database manager. Kim’s hardworking and determined personality has allowed her to accomplish many things in life including: obtaining her real estate license, receiving a Bachelor’s degree in Accounting from SUNY Old Westbury, and a Master’s degree in Criminal Justice from John Jay College.
Arianna is a licensed Real Estate specialist for the industrial & commercial property industry. Her clientele ranges from Electric vehicle manufacturers, industry-changing startups, and award-winning chefs, restaurants and specialty food products. Before beginning her career in Real Estate, Arianna ran social media & branding for Neapolitan Express Pizza, helping the brand launch new locations and open new markets. Most recently, Arianna assisted ZEVV.com with their launch of their marketing and brand debut. Arianna lives with her husband, an industrialist, in the Upper East Side with their Cane Corso Brunello. You will not be surprised to hear that their lives revolve almost entirely around Real Estate.
Sean started his commercial real estate career with SABRE in 2016. Currently, he is focusing on national Tenant expansion in all 50 states for various emerging upscale brands dealing with Tenants in the health & wellness sector. Sean works with Tenant's to develop in-depth expansion strategies in the top trade areas of the United States using psychographic, demographic, and mobile data. In addition, Sean helps Tenant's achieve Tenant favorable economics with attractive deal structures to minimize capital expenditure and liability. Some of the brands Sean represents nationally include [solidcore], Squeeze Massage, Ever/Body, Ambition, Volofit, Y7 Studio, Brightside Yoga, FAST, XPT, Ambition, TruFusion and Zenergy Cycling. Sean graduated with his Bachelors in Economics as well as a minor in Business & Informatics from University at Albany. Sean was born and raised on Long Island where he continues to live.
Gretchen joined SABRE in February 2022, she is a Senior Associate who is committed to serving her clients in an intentional and meaningful way. Prior to joining SABRE, Gretchen held the position of Real Estate Manager for Kraemer Land Company, where she managed the operations of their Orange County Properties. Her prior experience includes her role as Senior Retail Specialist with Progressive Retail Partners in Rancho Cucamonga Ca, representing Landlords in the lease-up of shopping centers in the Inland Empire of California as well as representing tenants in their expansions of new locations. In the duration of her career, she has executed deals with numerous pads, shops, and anchor tenants such as Maya Cinemas, Ross, Dollar Tree, Sonic Drive Thru, and Starbucks. She lives in Los Angeles, California, with her husband Jared, son Gavin, and daughter Brooklyn.
